What the Estimated Payment Includes

A complete housing payment may contain more than the amount that reduces the mortgage balance. The categories below explain what you can include in this calculator.

Principal

The portion of the payment applied to the outstanding loan balance. Early in an amortizing loan, a smaller share generally goes to principal than later in the repayment schedule.

Interest

The cost charged by the lender for borrowing money. The rate, loan amount, loan term, points, and loan program can affect the monthly principal-and-interest payment.

Property Taxes

Property taxes are based on local assessments and tax rates. The monthly amount shown here is simply the annual estimate divided by twelve.

Homeowners Insurance

Homeowners insurance may protect against covered losses and is commonly required by lenders. Premiums vary by property, coverage, insurer, claims history, and risk factors.

Mortgage Insurance

Some loans require mortgage insurance, a guarantee fee, or a funding fee. The amount and duration depend on the loan program and buyer qualifications.

HOA Dues

Condominiums, townhomes, and some planned communities charge association dues. These are generally separate from the mortgage and may change over time.
